Reservation and payment for this property indicates acceptance of text message communications from Bear Mountain Property Management LLC in relation to travel arrangements for this accommodation.
Check in is 4pm or after and check out is by 10am. ***Please do not arrival early without approval*** Early check in is subject to availability and typically we will not know if we can until the morning of arrival, based on the cleaning schedule.
Units are to be occupied by registered guests (adults) only. If there are more guests than listed on reservation, you may be evicted with no refund.
Must be 23 or older to rent, no parties or events at all, if we receive a noise complaint we may ask you to vacate the premises with no refund.
Cancellation policy: Payment is due in full at booking, guaranteeing the reservation, unless more than 30 days out, then 50% due at booking and a request for remainder will be sent and due at 14 days before check-in. Reservations are 100% refundable (minus cc processing fee) if cancelled greater than 30 days before arrival. Reservations are 50% refundable if cancelled less than 30 days but more than 14 days. Reservations are not refundable if cancelled less than 14 days before arrival. (airbnb and VRBO subject to cancel policy on site)
No Pets allowed we will ask you to leave and a $200 cleaning fee may be applied
Do not leave fire going in fireplace if applicable.
The units are non-smoking, the smoking is allowed outside but not on covered porches. If unit is smoked in a $200 damage fee will be applied to credit card.
Please do not leave wet towels on floors in bathroom, hang over tub please.
Absolutely no bath bombs, oatmeal scrubs, bubble baths, etc in jacuzzis, if evidence of is found we will charge a $100 cleaning fee.
Please do a final walk through and look for any items you may have left behind (Jewelry, Jackets, Tablets/Mobile devices, Chargers, etc.) If we find your lost items, we can ship them to you, although it’s difficult for us to process lost items quickly during busy months. Note, we are not responsible for items left behind. There will be a $50 handling fee applied in addition to shipping cost for left behind items that are requested to be shipped.
Accident Waiver – Release from Liability and Damage
:
GUEST, FAMILY OF GUEST, ADDITIONAL INVITEES OF GUEST, AND VISITORS OF GUEST,
HEREBY ASSUME ALL OF THE RISKS ASSOCIATED WITH THIS PROPERTY, including
by way of example and not limitation, any risks that may arise from negligence or
carelessness on the part of the persons or entities being released, from dangerous
or defective equipment or property owned, maintained, or controlled by them, or
because of their possible liability without fault. Furthermore, Guest commits that he/she will obtain affirmation of acceptance of this Accident Waiver and Release from Liability and Damage from all parties entering the Property, includinginvitees and visitors.Any Guest, additional invitees, or visitors of guests who do
not accept this waiver will not be allowed on Property. Guest accepts the responsibility of enforcing this provision. Hence, in consideration of rental of this Property, the Guest hereby takes action for all parties
as follows:
(A)
FINAL PAYMENT OF THE RENTAL AMOUNT FOR THIS PROPERTY CONFIRMS THAT
THE GUEST, AND ALL ASSOCIATED PERSONS, WAIVE, RELEASE, AND
DISCHARGE FROM ANY AND ALL LIABILITY
; including but not limited to, liability arising from the negligence or fault of Bear Mountain Property Management and the Property Owner, for each individuals death, disability, personal injury, property damage, property theft, or detrimental actions of any kind which may occur.
(B) INDEMNIFY, HOLD HARMLESS, AND PROMISE NOT TO SUE Bear Mountain Property Management and/or the Property Owner from any and all liabilities or claims made as a result of rental of this Property, whether caused by the negligence of release or otherwise.
Guest acknowledges that activity on this Property carries with it the potential for injury, and property loss.
The risks include, but are not limited to, those caused by terrain, facilities,
temperature, weather, equipment, and actions of other people. The Accident
Waiver and Release of Liability shall be construed broadly to provide a release and
waiver to the maximum extent permissible under applicable law.
BY CONFIRMING THIS RESERVATION WITH PAYMENT, GUEST(S) CERTIFY AND CONFIRM RECEIPT OF THIS ACCIDENT WAIVER AND COMITT TO BE BOUND BY THIS
AGREEMENT.GUEST(S) AGREE TO A RELEASE OF ALL LIABILITY.
